What these figures assume These results use a single interest-only stress calculation (rent against mortgage interest only). They do not account for your tax position, void periods, letting or maintenance costs, product fees, or any individual lender’s exact rules.
  • The ICR figures shown are typical conventions, not fixed rules — lenders apply their own.
  • The stress rate is an example you set, not a quoted or current rate.
  • Five-year (and longer) fixed products are often stressed more leniently, which can support a larger loan on the same rent.
  • If rent is tight, top-slicing (using surplus income) may be available with some lenders — subject to their criteria.
  • Holding four or more mortgaged buy-to-let properties makes you a portfolio landlord, which brings whole-portfolio underwriting and more documentation.
