We arrange specialist property finance for borrowers whose requirements rarely fit a standard application — from bridging and development finance to buy-to-let portfolios and private bank lending.

Who we are

Propertyze is a trading style of City Finance Brokers Ltd, authorised and regulated by the Financial Conduct Authority (firm reference 766295). We work from Tower 42 in the City of London and advise borrowers across the UK and overseas.

Our clients are people whose borrowing rarely fits a standard application: portfolio landlords restructuring across limited companies, developers funding the next scheme, and high-net-worth borrowers whose wealth sits in assets rather than payslips. We have been advising on property finance since 2014 and arranged over £150m of lending, and that experience shows in the detail — how a case is presented, which lender sees it first, and what is agreed before the application goes in.

What we arrange

We broker across the specialist market. Bridging loans for purchases that cannot wait for a conventional mortgage — auctions, chain breaks, refurbishments. Development finance for ground-up schemes, conversions and heavy refurbishment, from first projects to multi-unit sites. Buy-to-let mortgages for individual landlords, limited companies, HMOs and portfolios. And high-net-worth mortgages where income structure, residency or loan size puts mainstream lenders out of reach, including private bank lending. Where a requirement spans more than one of these, we structure the whole arrangement, not just the next loan.

How we work

One senior adviser handles your case from first conversation to completion. There is no hand-off to a junior team and no call centre — the person who scopes your requirement is the person who negotiates with the lender and sees the file through.

Placement is whole-of-market. With access to 135+ lenders — high street, specialist, challenger and private banks — we are not steering you towards a preferred panel. We present your case to the lenders most likely to deliver on terms, leverage and timescale, and we tell you plainly when a deal does not stack up. Rates and criteria move with the market, so we quote against your actual case rather than a headline figure.

Once terms are agreed, we manage the application to completion: coordinating valuers, solicitors and lenders, and resolving the issues that stall transactions before they cost you the deal.
